Supra Lockbox Activity, week ending Oct. 18, 2009
The lockbox is the magic access key that allows agents to open the doors on listed property. It also keeps statistics, and as you can see, there has been a -5.5% DECREASE in activity, and this includes Portland, OR real estate activity. Last week ending 10/11/09 was also down (-10.4%). In a nutshell, listing showings are DOWN, on average, by -5.5%.
Now with the cooler months of fall, going into the colder months of winter, will lock box activity continue to decline? It will be interesting to follow the Portland, OR real estate trend with showings going up, or down?
BUYERS: What that means for you . . . the properties you have interest in might not have the level of activity as expected. These showings are for the RMLS Supra lockbox in the state. The Portland, OR real estate market might have slightly higher levels of activity.
SELLERS: Check and see with your listing agent if the STAT above, of -5.5% decrease is holding true with your property. Are you getting any more showings, or has activity level dropped??

Hi Carla, I like the layout of this blog. Activity here is very good considering it's 4th quarter. I've been very optimistic with the national economy. Lets hope all this bail out money turns things around.
Carla - I had no idea that Supra would produce a report like this. I'm going to investigate my area now. This is great information!
Hey Carla - previously I would have relied more heavily on supra readings but sooooooo many of the listing these days (reo's) have other lockboxes so it just wouldn't be accurate here in Phx. I do look forward to the day when all listings - ALL - lisings have a regular MLS lockbox once again! And when we do......this report will work GREAT!

Hi Anna B. -- oh, yeah. Those "cheapies" -- cheap to buy. Combo boxes is our alternative, but they're very few.
I heard recently about a comparable statistice for a decine in our lockbox activity, too. Interesting.

To really make this data valuable, RMLS and/or SUPRA need to make it seasonally adjusted
With the tax credit now essentially over and winter coming on, this relatively new number is just going to slide down and down and down ....until spring...or the extension of the tax credit.
I don't think it's worth much until they get some history under it.

Hey Jim . . . since I practice Exclusive Buyers' Agency, this is great information. It means, when I look at it under the K.I.S.S. methodology, there's not a lot of buyers out competing for the over-abundance of good inventory currently available. This little stat does NOT indicate that inventory has gone down, which in my local area, it has not.
